ABOUT THE ROLE
We are seeking an experienced and driven Head of Property to take strategic and operational ownership of an extensive property portfolio spanning offices, residential rehabilitation sites, homelessness services, community housing, and a community hub. You will lead all aspects of asset management from leasing and maintenance through to tenancy management and emergency preparedness while ensuring full regulatory compliance and building strong relationships with government, contractors, and remote community stakeholders.
KEY RESPONSIBILITIES
- Negotiate and administer all property leases, ensuring favourable terms and timely renewals
- Develop and implement a planned maintenance program, managing contractors and capital works budgets
- Oversee the full tenancy lifecycle including rent collection, arrears management, and property inspections
- Lead compliance with the National Regulatory System for Community Housing (NRSCH)
- Prepare and present property performance reports to senior leadership
- Maintain security frameworks, incident response, and access control protocols across all sites
- Lead, supervise, and develop a team of property, tenancy, and maintenance staff
- Build and maintain relationships with government agencies, community councils, and Traditional Owners
WHAT YOU'LL BRING
- Demonstrated experience managing a diverse, geographically dispersed property portfolio
- Strong financial management skills — budget development, expenditure monitoring, and reporting
- Sound knowledge of the Residential Tenancies Act (NT) and relevant legislation
- Exceptional communication and stakeholder engagement skills, including with First Nations communities
- Ability to work autonomously and develop systems that strengthen property management outcomes
- NDIS Worker Screening Clearance and current NT Driver's Licence required
DESIRABLE
- Tertiary qualification in property management, facilities management, or a related field
- Knowledge of or experience with the NRSCH community housing regulatory framework
- Experience in the community services, mental health, or not-for-profit sector
